12 Common Local SEO Mistakes & How to Fix Them
Local SEO is the most cost-effective marketing channel for local businesses — but only if you avoid these 12 mistakes that keep you invisible in search results.
Local SEO is the most powerful marketing channel for businesses that serve specific geographic areas — HVAC contractors, real estate agents, plumbers, electricians, dentists, and lawyers. Yet most local businesses make the same mistakes that prevent them from ranking.
Having optimized local SEO campaigns for hundreds of businesses across Canada, I have seen these twelve mistakes repeatedly. The fixes are straightforward. Learn about our SEO consulting services and HVAC SEO practice.
1. Incomplete or Inaccurate Google Business Profile
The most common local SEO mistake is a GBP listing with missing categories, wrong hours, no photos, or an incorrect address. Google prioritizes complete, accurate profiles in local rankings.
How to fix it: Claim and verify your GBP. Fill every field: categories (primary + secondary), services, hours (including holiday hours), phone, website, and attributes. Add 20+ high-quality photos. Post weekly updates.
2. Inconsistent NAP Across the Web
Your Name, Address, and Phone number must be identical across your website, GBP, and all directories. Inconsistent NAP confuses Google and hurts rankings.
How to fix it: Audit your NAP across 50+ directories using a tool like BrightLocal or Moz Local. Standardize your business name (no "Inc." on one site and not another). Fix every inconsistency.
3. Not Managing and Responding to Reviews
Ignoring reviews signals to Google that you are not engaged with your customers. A steady stream of positive reviews is one of the strongest local ranking signals.
How to fix it: Implement a review generation system. Ask every satisfied customer to leave a review. Respond to every review — positive and negative — within 48 hours. Never delete or filter reviews.
4. No Local Content or Location Pages
A generic website with no location-specific content will not rank for "service in [city]" searches. Google rewards pages that demonstrate local relevance.
How to fix it: Create dedicated pages for each location you serve. Write about local projects, neighbourhood guides, community involvement. Include local landmarks, directions, and service-area specificity.
5. Ignoring On-Page SEO Basics
Missing title tags, meta descriptions, header tags, and schema markup. Without these fundamentals, even the best local strategy will underperform.
How to fix it: Ensure every page has a unique title tag and meta description with local keywords. Use header tags (H1, H2, H3) properly. Implement LocalBusiness schema on your contact page.
6. Poor Mobile Experience
Most local searches happen on mobile. A slow, non-responsive site with poor navigation drives users (and Google rankings) down.
How to fix it: Test your site on Google's Mobile-Friendly Test. Improve page speed with compressed images, caching, and a lightweight theme. Ensure your phone number is tappable and visible.
7. No Local Link Building
Links from local newspapers, community organizations, and local business associations signal to Google that you are a relevant local business.
How to fix it: Sponsor local events, join the Chamber of Commerce, partner with complementary local businesses, and get listed in local business directories. Each quality local link boosts your ranking.
8. Keyword Cannibalization
Multiple pages targeting the same local keyword confuse Google. Your "HVAC repair Vancouver" page competes with your "furnace repair Vancouver" page.
How to fix it: Map one primary keyword per page. Ensure each location or service page targets a unique keyword. Use canonical tags if needed. Consolidate thin pages into comprehensive resources.
9. No Schema Markup
Without LocalBusiness, FAQ, and Review schema, Google has to guess what your business is about. Schema helps Google understand and display rich results.
How to fix it: Implement LocalBusiness schema with your NAP, hours, and geo-coordinates. Add FAQ schema to service pages. Add Review schema if you have testimonials. Test with Google's Rich Results Test.
10. Neglecting Google Posts
Google Posts appear in your GBP listing and signal freshness. Many businesses set up their profile and never post again, missing a key engagement signal.
How to fix it: Post to your GBP at least weekly: promotions, events, new services, behind-the-scenes content, seasonal tips. Posts appear in search results and can drive direct engagement.
11. Not Tracking Local Rankings
Without tracking, you cannot know if your local SEO efforts are working. What gets measured gets improved.
How to fix it: Set up local rank tracking for your primary keywords in your service areas. Use tools like BrightLocal, GMB Everywhere, or Whitespark. Review monthly and adjust your strategy based on what is working.
12. Expecting Immediate Results
Local SEO is a long-term strategy. Businesses that give up after 60 days miss the compounding effect of consistent effort.
How to fix it: Set realistic expectations: 3–6 months to see meaningful movement. Focus on foundation first (GBP, NAP, reviews, on-page), then build local content and links. Consistency beats intensity.
